Subdivision Earthworks Christchurch

Christchurch Subdivision Earthworks covers bulk earthworks, roading and services groundworks for subdivision developments, carried out to the project engineer's design and staging.

Tell us what you want to achieve, where your site is and when you would like to start. Include any plans, access constraints or measurements that will help us understand the work.

  • Cut and fill volumes not balancing, adding cost and cartage
  • Inconsistent compaction across different lots or stages
  • Earthworks sequencing clashing with services installation
  • Sediment and erosion control falling short of consent conditions
  • Roading sub-base not matching the engineer's pavement design
  • Building platforms left at inconsistent levels between adjoining lots

From site assessment to completion

Stage the earthworks around the subdivision plan

  1. 01

    Design review and setup

We work through the civil engineer's design, consent conditions and staging plan before mobilising to site.

  2. 02

    Bulk earthworks

Cut and fill is carried out across the site to bring it to the levels shown in the engineering design.

  3. 03

    Roading and services corridors

Road formation and sub-base work is coordinated with the timing of services installation to avoid clashes.

  4. 04

    Erosion and sediment control

Control measures are installed and maintained through the works in line with consent conditions.

  5. 05

    Building platform forming

Individual lots are rough-formed to the levels set out in the subdivision design.

  6. 06

    Survey checks

Levels are checked against the design at key stages to support the surveyor's sign-off process.

Illustrative subdivision earthworks work

Working conditions

Equipment and access for subdivision earthworks

Machinery is scaled to the size of the subdivision, from a single excavator and compaction roller on a small lot split through to a larger plant spread on multi-stage developments. We plan equipment and cartage around the engineer's cut-to-fill volumes rather than a fixed setup.

Plan around the work

Subdivision earthworks are staged over weeks or months depending on the scale of the development, with programme largely set by the engineering design and consent timeline. Expect ongoing noise, dust and truck movements while bulk earthworks are underway, and sediment control obligations that need to be maintained throughout, particularly over wetter months.

Get the detail right

Subdivision Earthworks: decisions that matter

Subdivision earthworks have to follow the civil engineer's design and the conditions attached to the resource consent, not just get the ground roughly level. Poor cut-to-fill management, inconsistent compaction or lapses in sediment control can hold up survey sign-off, create disputes between lots, or draw council attention mid-project.

Do you act as the civil engineer on subdivision projects?

No, we carry out earthworks to the design provided by your project's civil engineer. We're not the engineer of record and don't take on that design or sign-off role.

Can you handle resource consent or council liaison for the subdivision?

Consent and council liaison sits with the developer and their engineer or planner. We work to the conditions that come out of that process rather than managing the consent ourselves.

What size subdivisions do you work on?

We take on projects ranging from small two or three-lot splits through to larger staged developments, scaling our approach and equipment to the size of the job.

Do you build the roads to a finished, sealed standard?

We carry out roading formation and sub-base earthworks. Final sealing is completed by a surfacing contractor once the earthworks and services are in.

How do you handle sediment and erosion control requirements?

We install and maintain sediment and erosion controls appropriate to the site and consent conditions for the duration of the earthworks.

Can earthworks be staged to match our construction programme?

Yes, we regularly stage bulk earthworks, roading and platform forming around a wider development programme and can work in with your sequencing.
